Position Description

General Atlantic is looking to hire an Analyst to support the Actis Southeast Asia Real Estate team, based in Singapore. This is a small, high-ownership team investing in real assets across the region: the Analyst will work on live transactions from first screen through to structuring, financing, asset management and exit, rather than a single slice of the process.

You will build and own the models that underpin pricing and structuring decisions, run defined diligence workstreams with external advisers, and draft the memoranda that go to Investment Committee. The work is quantitative, commercially exposed and visible to senior members of the firm from day one.

Why This Role

• Ownership from day one. In a small Singapore team, the Analyst owns models, diligence workstreams and adviser relationships directly
• The full lifecycle. Origination, underwriting, structuring, debt financing, asset management and exit
• Real assets, real complexity. Development and operating risk, project-level debt, joint venture and platform structures, and multiple Southeast Asian jurisdictions — technical ground that compounds into a durable specialism
• Senior access and a defined path. Direct working exposure to Managing Directors and Principals

Responsibilities

• Build and own asset- and platform-level financial models — development and operating cash flows, project finance debt sizing, joint venture waterfalls and returns analysis — and run the sensitivities that inform pricing and structuring decisions
• Draft investment memoranda and Investment Committee presentations, translating diligence findings into a clear investment case with risks and mitigants set out plainly
• Run defined due diligence workstreams end to end — commercial, technical, legal, tax and insurance — coordinating external advisers, tracking issues to resolution and escalating what matters
• Support capital structuring and debt raising, including lender materials, base and downside cases, and covenant and debt service coverage analysis
• Maintain the team’s market evidence base: supply and demand, rents and yields, land pricing, comparable transactions, buyer appetite and exit routes across the region
• Conduct proprietary primary research through calls with operators, developers, occupiers, consultants and other industry contacts
• Work alongside Managing Directors, Principals and portfolio company management on value creation — budget review, capital expenditure tracking, performance reporting and asset-level initiatives
• Support origination: screening opportunities, preparing early-stage pricing views and keeping the pipeline current

The First Twelve Months

By month three you should be able to build a development cash flow model from a blank sheet and defend the assumptions in it. By month six you should be running a diligence workstream with limited supervision and drafting sections of an Investment Committee paper. By month twelve you should be the person on the team who knows the market data best and be trusted to take an adviser call alone.

Join our team and play a pivotal role in building General Atlantic’s real estate and sustainable infrastructure footprint in Southeast Asia. If you are a results-oriented professional with a passion for real assets and investing, we invite you to apply.

Qualifications

Required

• Bachelor’s degree, preferably in Finance, Business, Accounting, Economics, Engineering or a related field
• 1+ years of full-time relevant experience required (investment banking or private equity preferred; consulting or relevant operating experience will also be considered)
• Superior financial modelling skills: able to build, audit and stress-test complex models from a blank sheet with minimal guidance
• Strong understanding of accounting principles and the ability to read financial statements critically
• Strong analytical ability, sound commercial judgement and professional maturity
• Advanced Microsoft Excel; strong PowerPoint and Word
• A clear communicator who can hold a view and defend it with evidence, and change it when the evidence changes; verbal and written fluency in English.
• Comfortable with regular travel across Southeast Asia
• Record of outstanding academic and professional achievement, high energy, and a real interest in investing
• Collaborative and intellectually curious about how assets, markets and capital structures actually behave

Preferred

• CFA Level II or Level III candidate or charterholder, or comparable evidence of quantitative discipline
• Exposure to real estate, infrastructure, project finance or another real asset class — including development, construction or operating assets
• Experience working directly with external advisers, lenders or joint venture partners
• An additional Southeast Asian language (Vietnamese, Bahasa Malaysia or Indonesia, Thai or Mandarin) is advantageous, but not required

Attributes we look for

• You check your own work, flag your own errors early, and understand that a number in an Investment Committee paper carries your judgement with it
• Proactive and low-ego, with a genuine willingness to pick up the unglamorous work
• A clear communicator who can hold a view and defend it with evidence, and change it when the evidence changes
• Intellectually curious about how assets, markets and capital structures actually behave
• Record of outstanding academic and professional achievement
• High energy, and a real interest in investing
• Keen to collaborate with colleagues across the firm globally

GA Values

• Competitive compensation, including a performance-linked bonus
• Comprehensive medical, dental and vision coverage
• Retirement savings provision in line with local statutory requirements and market practice
• Support for professional development and qualifications, including structured training
• Collaborative and inclusive work culture with opportunities for advancement
